For individual landlords

Your rental’s utilities are talking.
Most landlords never hear them.

Youtilitics turns utility usage into clear alerts: vacant units still consuming water or power, freeze risk before pipes burst, unusual usage versus each property’s normal, and move-out verification—without installing sensors.

  • No hardware to buy or install in units
  • Built for landlords who own doors—not a full ops team
  • Early access open with limited onboarding spots

The challenge

Utility problems show up as surprise bills—or flooded basements

You already juggle tenants, turnovers, and vendors. Utility portals are the last place you look—usually after the damage or the invoice.

Empty unit, full bill

A vacant house still irrigates, runs a stuck toilet, or leaves heat blasting. You find out at bill time—or when a neighbor mentions the yard.

Silent freeze risk

Cold snap plus a vacant property with little heat is a pipe-burst waiting to happen. By the time you know, you’re already in restoration mode.

Turnover fog

Was that water spike the departing tenant, a leak, or something else? Without a usage timeline, move-out conversations become guesswork.

How Youtilitics helps

One place for the utility signals that protect your margin

Connect your rental utility accounts. Youtilitics learns each property’s normal, then alerts you when vacancy activity, freeze risk, baseline anomalies, included-utility overages, or turnover checks need a look.

Stay the landlord—not the full-time energy analyst. Get actionable emails when something matters, so you can call a plumber, adjust a thermostat, or document a move-out with confidence.

How it works

Connect your rentals. Catch problems early.

No panel upgrades. No installers. Where your utility is compatible, link usage for each property and Youtilitics watches for the patterns landlords care about most.

1

Connect compatible properties

Authorize utility data for each rental where the utility is supported. No sensors. No panel swap. Coverage is not universal—especially for water.

2

We learn the baseline

Usage is compared to that property’s own history—so a spike means something for your unit, not a generic average.

3

You get clear alerts

Email (and later SMS/push) when vacancy activity, freeze risk, anomalies, or overages need attention.

Utility compatibility required

Youtilitics only works where your utility can share interval usage data we support. Not every area is covered, and not every utility is compatible—water utilities in particular often cannot provide usable interval data. Electric (and sometimes gas) coverage is typically stronger where partners are live.

Before you plan a rollout, check coverage by location and supported utilities. We currently list 35 enabled utilities in the directory.

Features

What landlords get with Youtilitics

Everything here is aimed at real rental problems: empty-unit waste, cold-weather risk, unfair bills, and cleaner turnovers.

Vacancy and no-activity detection

When a unit should be empty but still looks occupied—or the reverse—you get a flag. Catch ghost usage without driving by every weekend.

Freeze and pipe-burst risk alerts

Cold weather combined with low heat signatures on properties you care about. Especially useful for vacant winter units and homes you can’t check every freeze warning.

Anomaly detection vs. each property’s baseline

Spikes and drifts against that rental’s own history—stuck irrigation, runaway HVAC, or a new “normal” that shouldn’t be.

Move-in and move-out usage verification

Document utility behavior around turnover. Support deposit discussions and “everything was fine when I left” debates with a clear usage timeline.

Included-utilities overage alerts

If you include utilities or set a cap, get notified when consumption looks ready to punish your NOI—so you can bill back or talk to the tenant with evidence.

Automated alerts (email, SMS, push)

Exceptions come to you. Skip logging into five utility sites on Sunday night hoping nothing broke.

Multi-property view as you grow

Start with one door; use the same workflow as you add units. See status across your small portfolio without a corporate ops stack.

Compare your rentals

Once you have a few accounts, spot which properties quietly cost more—and where to focus maintenance first.

Usage-pattern insights

See when energy and water tend to run so you can improve setpoints or irrigation schedules with confidence.

Designed for landlords who want answers, not more gadgets

Youtilitics is built around the utility decisions that protect rental income: empty units, freezes, odd usage, and turnovers. You get focused alerts—not a wall of live graphs or device noise.

Works with utility data you already pay for

Connect metered usage for each rental. No smart plugs, no submeter install project, no new hardware inventory to maintain.

Signals that match landlord life

Vacancy activity, freeze risk, baseline anomalies, overages, and move-out checks—the moments that actually cost money.

Fits a few doors or a growing set

Light enough for individual landlords, clear enough that adding properties doesn’t mean a new process every time.

FAQ

Common questions from landlords

How does Youtilitics help landlords save money on utilities?

It watches each rental’s utility usage and alerts you to vacancy waste, freeze risk, unusual spikes, and included-utility overages—so you can fix problems early instead of discovering them on a surprise bill or after water damage.

Can Youtilitics detect when a vacant rental is still using water or electricity?

Yes. Vacancy and no-activity detection flags properties that should be quiet but still show usage patterns—or look occupied when they should be empty—so you can investigate ghost consumption without a drive-by every week.

Does Youtilitics alert landlords about freeze and pipe-burst risk?

Yes. In cold weather, Youtilitics looks for risk patterns such as low heat signatures on vacant or under-heated properties and alerts you so you can restore heat or winterize before a burst becomes a restoration project.

Can I verify utility usage at move-in and move-out?

Yes. Move-in and move-out verification gives you a usage timeline around turnover—useful for deposit discussions, leak disputes, and documenting the condition of utility behavior when a lease ends.

What if I include utilities in rent?

Included-utilities overage alerts notify you when consumption looks high relative to that property’s baseline, so you can bill back, coach the tenant, or fix waste before it erodes your margin.

Do I need to install sensors or smart meters?

No. Youtilitics uses utility-provided usage data where your utility supports sharing. There is nothing to install in the unit to get started—provided the utility is compatible.

Does Youtilitics work with every utility?

No. Your utility must be compatible and able to share interval usage data we support. Not every area is covered, and water utilities in particular often cannot provide usable interval data. Check coverage and the utilities directory before you plan a rollout.

Is this only for large portfolios?

No. This product path is built for individual landlords—whether you own one rental or a handful. You get property-level alerts without enterprise process baggage.

How is this different from Youtilitics for homeowners?

Youtilitics for homes is designed for a single primary residence. The landlord experience is built around rentals: vacancies, freezes, turnovers, included utilities, and multi-property awareness.

How quickly will I see issues after something goes wrong?

Alerts are based on utility usage data after each sync—fast enough to catch vacancy waste, freeze risk, and post-turnover problems before they run for months, without requiring you to watch live dashboards all day.
